Who manages the condo I live at?
Imagine this: You're living in an apartment. So who is to be responsible if your neighbour puts his belongings at the common area? What can you do if your neighbour makes excessive noise after midnight?
Mainly, the Strata Management Act 2013 is the law that governs proper maintenance and management of buildings and common property, and for related matters.
If you ever heard of JMB and MC, you may be confused and be wondering what they are.
JMB (Joint Management Body) is a group formed to manage the common property of a residential or commercial building consisting of multiple owners.
Who is in the JMB?
A JMB consists of the developer and its purchasers.
So what does a JMB do?
A JMB is a temporary body responsible for maintaining the building's common areas, making decisions on service charges and managing the building's funds. These common areas include lobby, elevators, hallways, library, gym, tennis court & swimming pool.
Now, what is MC?
MC (Management Corporation) is formed after the subdivision of the building into parcels. MC takes over JMB and is responsible for the management of the building and its common property.
Who is in the MC?
Unlike JMB, the MC is made up of all the unit owners.
Conclusion
The conclusion is, both the JMB and MC shall be responsible in managing a strata property. Once the JMB handed-over their duties to the MC upon its dissolution three months after the first Annual General Meeting (AGM) of the MC, the MC shall be responsible in managing and maintaining a strata property.
